ARCHITECTURAL REVIEW COMMITTEE (ARC) MATTERS
•  The plans for a new, single-story home at 408 Mendoza Terrace have been approved.
•  The plans for a new single-story home at 600 Seaward have been submitted to the ARC.
•  An extensive remodel of 508 Seaward that will be owner occupied has also been submitted to the ARC.
ADMINISTRATIVE MATTERS
•  We have recently implemented a new accounting system in QuickBooks that will enable the HOA to issue the formal billing invoices the community has been asking for.Expect delinquency notices as well.  We intend to send individual notices via the US mail in March of 2025 for the 2026 fiscal year.  Remember, April 1st of each calendar year is the due date for dues.
•  We anticipate an increase in HOA dues as we actively prepare our 2026 budget.  We have professional service obligations that continue to increase: i) architectural/legal/accounting; ii) liability insurance and iii) maintenance/ service costs for Shorecliffs’ Beach access.
•  The HOA welcomes Paul Taylor as an additional Director. Paul brings extensive knowledge of building and construction management.
TREES BLOCKING OCEAN VIEWS
•  The blocking of ocean views by trees and shrubs continues to be the primary complaint received by the HOA.  Residents are reminded that per Section 11 of the CC&Rs, “No trees or shrubs shall be planted which, when fully grown, shall block or interfere with the ocean views of adjoining or other properties in said tract.  Any trees planted shall not, when fully grown, exceed sixteen (16) feet in height.”
·  We will continue our practice of sending out individual violation notices, encouraging homeowners to work together for resolution when we are asked to help.
END OF SUMMER GATHERING
·  Social Director, Mark Paz, again delivered on a great event.  The real value of this exercise is in the promotion of camaraderie and fellowship between
neighbors that adds to the vitality of the Corona Highlands Community.
LEGAL FUND CAMPAIGN
·  The HOA is in active litigation with the developer of 524 Seaward Road.  The HOA would like to thank everyone who has generously contributed!  Donations have ranged from $250 to $5,000.Please continue to support this effort and join us with an initial or second donation.  No other information may be shared at this time.
·  If developers are allowed to violate the height restrictions under the CC&Rs, every homeowner should expect to eventually lose their ocean or open sky views. Property values will be negatively impacted.
